The Full List: Nine Ways Your Home Is Ageing You

Kas Bordier · 7 July 2026

You spend more than ninety percent of your life indoors, and most of that inside a single building. Your home is the largest health intervention you will ever make, and nobody ever prescribed it to you.

I named three things on camera. You asked for the full list, so here it is. Nine things hiding in plain sight, why each one quietly ages you, and exactly what to do about it. They fall across the systems we read at MAVI: the air you breathe, the light and sound and signal around you, and the water and materials your body absorbs. Most people are doing none of these. The whole list is cheap, and most of it is one weekend of work.

90% of your life is spent indoors
9 quiet loads in the average home
1 weekend to clear most of them

The air you breathe

MAVI board: a home cross-section showing fresh-air paths, filtration at every return, and healthy overnight air
The air is the exposure you take most often. A full third of every day is breathed lying still, asleep.

Off-gassing from new finishes. Fresh paint, new flooring, new furniture. That "new" smell is a chemical release entering your bloodstream through your lungs, and it peaks in the first six months but can continue for years. The fix: ventilate hard for the first ninety days after any work, a cross-breeze for ten minutes twice a day. Buying new, choose zero-VOC paint and solid wood over composite board, and ask the retailer for the off-gassing data. The good ones have it.

The products you clean your air with, not just your surfaces. Many "fresh scent" sprays release formaldehyde and other irritants, so you are coating your air rather than cleaning it. The fix: the single word to remove from your home is "fragrance," because it legally hides hundreds of undisclosed chemicals. Choose unscented or plant-based, open a window while you clean, and let white vinegar and bicarbonate of soda handle most of the job.

Damp, and the mould you cannot see. Above sixty percent humidity, mould grows where you will never spot it, behind walls, under floors, inside the ventilation, and it is linked to fatigue, poor breathing and brain fog. The fix: keep a cheap hygrometer in the bedroom and bathroom and hold the range between forty and sixty percent. Morning condensation on the windows means your ventilation is losing, so run the extractor fan for twenty minutes after every shower.

The light, sound and signal around you

MAVI board: a home cross-section showing bright cool daylight by day and warm dim light by night, tuned to the body clock
Light, sound and the electromagnetic field are signals your nervous system reads all night, whether you notice them or not.

Light that argues with your body clock. Bright overhead light at ten at night tells your brain it is midday, so melatonin drops, sleep quality drops, and the overnight repair your body runs on slows with it. The fix: after sunset, no overhead lights. Lamps only, below eye level, warm bulbs at 2700K or lower. This one change costs almost nothing and you will feel it inside a week.

Sound you have stopped noticing. Constant background noise above roughly 55 dBA keeps your stress hormones raised even while you sleep, because your body hears the traffic and the hum long after your mind has tuned them out. The fix: measure your bedroom at night with a free decibel app, and above 40 dBA you have work to do. Heavy curtains, rugs and sealing the gaps around windows cut it sharply, and if your bedroom faces the street, consider swapping rooms.

The field you sleep inside. Router beside the bed, phone under the pillow, all night, every night. The research here is still maturing, but distance is free. The fix: move the router out of the bedroom, or put it on a timer that kills it overnight, and charge the phone across the room. Two minutes of effort, no cost, done for good.

The water and materials your body absorbs

MAVI board: a home cross-section showing whole-home water filtration and point-of-use filtering at the shower
You do not only drink your water. You cook with it, and absorb it through your skin in every shower.

The water you drink, cook with and shower in. Chlorine by-products, microplastics, heavy metals and forever chemicals. Most tap water is safe by legal standards, not by longevity ones. The fix: start where exposure is highest, a filter on your drinking water and a filter on your shower. Shower filters are inexpensive and fit in five minutes, and your skin, your largest organ, absorbs what your mouth would refuse.

The bed you spend a third of your life in. Eight hours a night, your face pressed inches from flame retardants and synthetic foams that off-gas the entire time. The fix: you do not need to replace everything tonight. Start with what touches your skin, organic cotton or linen sheets, and when the mattress is due, look for a certified natural one and air any new mattress for three days before you sleep on it.

MAVI board: a wall and floor build-up of inert stone and untreated timber with low-VOC finishes
Materials are the one exposure that never switches off. They share your air for as long as they are in the room.

Artificial grass, and the chemistry underneath it. Forever chemicals under bare feet, released by heat, wear and rain, and they do not break down. Ever. The fix: if it is already down, keep bare feet off it on hot days and wash hands after play. Replacing it, choose real grass, a clover lawn, or a product that proves in writing that it is free of these chemicals.

Set the targets

You cannot move what you do not measure. These are the thresholds worth holding, in the order that returns the most per change.

What a healthy room actually reads
Air
PM2.5 < 5 µg/m³
Light
< 2700K after dark
Temperature
16 to 19 °C at night
Sound
< 30 dBA at night
Humidity
40 to 60%

Nine systems, one weekend, and for most of these fixes less than the cost of a single dinner out. It is the cheapest longevity protocol you will ever run, and it works on the one variable you cannot supplement your way past: the room itself.

The single sentence

You can optimise the biology all you like. It still has to live in the room, and the room has a say.
